Coogan Terrace is a RAD conversion with LIHTC and Project Based Rental Assistance.
The following duties are not intended to serve as a comprehensive list of all duties performed, but are intended to provide a summary of the major duties.
Manages the waiting list and it's processes including, screening, eligibility determination and lease up in accordance with all rules and policies, utilizing the support of an Occupancy Specialist; Maintains occupancy rate of 99% or better; Directs unit turn activities for a 5 day or better turn around from vacancy to reoccupancy; Coordinates vendors and contractors to the efficient and smooth running of the property; Takes full responsibility for overall management of the asset, directing maintenance and and maintaining the property in accordance with REAC standards for high performance; Ensures applicant eligibility for Low Income Housing Tax Credit program and the Section 8; Performs on-time recertifications and interims; coordinates with compliance and submits COL to MSHDA.
Lease enforcement This position requires extensive knowledge and experience with LIHTC and HUD regulations and compliance.
Comprehensive knowledge of property management is essential.
Skill in analyzing, communicating, anticipating potential problems and solving them pro-actively is required.
Ability to multi-task and process work quickly and accurately is essential.
Three to five years of property management on LIHTC properties layered with HUD subsidy; three or more years of complex record management; associates degree in human services, business administration or public administration; COS, or related certificate or ability to obtain one with six months of hire.
Any equivalent combination of education, training and experience which provides the required knowledge and abilities may be considered sufficient.
The position requires a satisfactory completion of a background check and physical examination including drug and alcohol testing.
